Welcome to our holiday home! To ensure a pleasant and respectful stay, we ask you to carefully read the following terms and conditions. Booking and staying in our property imply acceptance of these rules.
1. Booking and Payment
- Reservation: The reservation is considered valid only after payment of 100% of the total. No deposit is required, as the full balance is due at the time of booking.
- Payment Methods: We accept payments by credit card (Visa, Mastercard, Maestro, American Express, PostePay, Apple Pay.) and PayPal. Other payment methods are not accepted, unless otherwise indicated.
2. Check-in and Check-out
- Check-in: Check-in time is from 16:00 onwards. For arrivals outside of these hours, it is necessary to agree in advance.
- Check-out: Check-out time is 11:00 on the day of departure. A late check-out is possible upon request, subject to availability and for an additional fee.
3. Security Deposit
- A security deposit may be required at check-in to cover any damage or extra charges. The deposit will be returned at check-out, subject to an inspection of the property.
4. Use of Property
- Maximum Capacity: The holiday home can accommodate a maximum number of people indicated at the time of booking. Extra guests are not permitted without prior authorization.
- Pets: PetsĀ are allowed – 2 max.
- Smoking: The house is non-smoking. Smoking is permitted outside, but please respect the designated areas.
5. Cleaning and Maintenance
- Cleaning: The house will be delivered clean and tidy. Upon check-out, we ask you to leave the property in reasonable conditions.
- Maintenance: If there is any fault or problem, please contact us immediately so that we can solve it promptly.
6. Cancellation and Refunds
- Cancellation by the Guest: If you have chosen the Refundable option and wish to cancel your reservation within three days of your scheduled arrival, the payment for the reservation can be refunded to you without complicated procedures. However, the costs of the operation will be retained and will be documented.
- If you have chosen the Non-Refundable option but need to cancel the reservation, the refund cannot be applied. All reservations will be automatically stored in the online reservation system without the possibility of cancellation.
- Cancellation by the Owner: In the event of cancellation by us , a full refund or equivalent alternative will be offered.
7. Responsibility
- Guest Responsibilities: The guest is responsible for any damage caused to the property or furnishings during the stay.
- Owner’s Responsibility: We are not responsible for any damage, theft or injury that occurs during your stay.
8. Rules of Conduct
- Respect for Neighbors: We ask you to respect the silence during the night hours (usually from 10:00 pm to 8:00 am) and to avoid disturbing behaviors for the neighbors.
- Waste: Follow the instructions for separate waste collection and dispose of waste in the appropriate containers.
9. Privacy
- Your personal data will be processed in compliance with the privacy legislation (GDPR). The data will be used exclusively to manage the reservation and the stay.
10. Final Provisions
- Changes: We reserve the right to change these terms and conditions at any time. Changes will be communicated promptly.
- Applicable Law: These terms and conditions are governed by Italian law. Any disputes will be resolved by the competent court of Roma.
